Remortgage Solicitor Fees
Our fees for remortgaging a property start at £400 plus VAT. However, the final cost may vary depending on the complexity of the transaction.
Search Fees:
Land Registry Priority Search fee – £3.00
Bankruptcy Search fee – £2.00 per name
Search fees (Local Authority, drainage, environmental, Chancel, flood, and planning searches) – approximately £350.00. However, in some cases, lenders may accept no search indemnity insurance which is more cost-effective and faster to obtain. Our team will assess the possibility of obtaining search indemnity insurance once we have received instructions to act on your remortgage.
HM Land Registry Fee:
This fee is set by the Land Registry and depends on the value of the property being remortgaged. It may range from £20.00 to £910.00.
Disbursements:
The cost of an electronic money transfer is £35 plus VAT per payment.
HM Land Registry Official Copies of the Title: The fee for each official copy of the title is £3.00.
We will need to conduct an AML check for each client at a cost of £13.50 per person.
Referral Fees:
In certain transactions, we may pay referral fees to third parties. The amount of any referral fee will be disclosed at the start of the transaction. Please note that these fees are paid by us and not by you.
Assumptions:
Our remortgage solicitor fee assumes that the transaction is standard and no unexpected issues arise, such as a defect in the title that requires correction prior to completion or the need to prepare additional documents. The maximum fee shown is for a freehold property with a value of up to £1,000,000.00. For properties with a value above £1,000,000.00, please contact us for a personalised quote.
